Residential Services
Schematic/Conceptual Design Services
 Designer will schedule an initial consultation with Client to gather information regarding the scope of the project,
homeowner’s needs, lifestyle, and design style preferences. This is the homeowner’s opportunity to provide any
information that would be helpful to the designer in generating ideas for a presentation of a full-scale design concept. The Designer will also photograph the surroundings and take measurements of any spaces deemed influential to
the scope of the project. The initial consultation is a preliminary session limited to a maximum of 2 hours.
Designer will refrain from making any recommendations at this time.
Based on the information gathered, Designer
will gather necessary materials to illustrate the Designer’s suggested interior concepts. Designer will prepare
any necessary drawings to further communicate the design concept, including furniture plans and any sketches to communicate
custom built-ins, millwork and other interior decorative details.
The Designer will create a personalized presentation
for the Client of all furniture, fabrics, lighting and millwork as the project dictates.
Design
Development During design development, the Designer will finalize any selections of movable furnishings,
artwork, accessories and lighting and present to Client for final approval. Designer will prepare final modifications to any
drawings as project dictates and will discuss with Client in detail any construction issues required to accomplish the stated
goals of the project and will provide furniture and lighting diagrams as required. During the presentation, the Client is encouraged to ask questions and make suggestions
on any elements that are not in accordance with the Client’s preferences. The Designer will take all suggestions under
consideration and, in most cases, can reselect specific items in-house without the need for further meetings.
At this time, the Designer will present the Client with a proposal detailing furnishing and construction costs.
Construction Documents Services Designer will prepare any necessary documents required
to communicate the design concept to the contractor. Construction documents include written specifications of finishes and
interior materials as well as various plans communicating wall placement, lighting, power/communication and elevations and
sections to communicate custom interior millwork. Construction
Administration Services Designer will make periodic visits to the project site to determine whether
the contractors’ work is proceeding in general conformity with the design concept presented by Designer and approved
by Client. Designer will be available throughout this phase to answer questions and provide direction to both Client and Contractor
concerning design elements.
Production
and Procurement Client may request that Designer be responsible for purchase and delivery of all or some of the loose furnishings, accessories, artwork and lighting
presented. At that time, Designer will prepare a written cost estimate of goods for owner approval. Designer prepares and places purchase orders for furnishings, fabrics, accessories, and artwork. Designer will expedite
purchases to ensure delivery and will contract with an insured warehouse to receive goods and delivery to client’s home
at installation.
Designer coordinates any custom window treatments and bedding with an insured workroom that will
fabricate, deliver and install.
Installation The final step is the installation
of loose furnishings. The installation will be scheduled upon completion of any construction and following cleanup. Designer
will arrange a delivery date with the warehouse and will be on site throughout the process to direct placement.
The spaces will be accessorized and art will be placed and installed. Designer will schedule installation of any window treatments.
Upon completion of the installation, the Designer will walk the space with client to address any concerns and
to ensure client satisfaction.
